Five Ways To Get the Highest Price for Your Home

Sellers should consider these tips when trying to maximize the asking price for their home.

HomeGain.com, a real estate blog, recently surveyed 600 real estate professionals nationwide to ascertain the top 10 home improvements sellers should focus on in preparing their home for sale. The results showed estimated average cost of the improvements and potential increased value for the seller. We've summed up five of the best tips and how you can do them yourself.

  1. Unclutter your space. This costs about $290, and you can add $1,990 to your asking price. Hire a professional home organizer or get the kids involved and have a major clean-out party followed by a garage sale. You could end up making a few extra bucks!
  2. Brighten it up. This costs about $375 and will bring you an extra $1,550. This includes anything that will make your home look brighter. It could include taking down that old brass hall light and updating with a few new fixtures or slapping fresh paint on the walls.
  3. Stage your home. Staging is great, especially for a vacant home. Professionals will bring in furniture and other items to make your living space appear more home-y. (This is enhanced by uncluttering.) And for $550, you can expect an approximate $2,200 in increased value.
  4. Trim, prune and landscape. The first thing a potential buyer notices is your front yard. Spend about $540 on some new plants and fresh mulch, and the price tag on your home can potentially increase by $1,900.
  5. Check electric and plumbing. On average, spending $535 will ensure the toilets all flush properly, no clogs in the sinks or tubs, and that the bedroom ceiling fan actually turns on when your buyer flips the switch. This should bring you a $1,500 price increase.
