Home Prices on the Rise: Has the Dunedin Market Stabilized?
There’s good news on the real estate front throughout America and right here in the Tampa Bay area. But, do you think the trend applies to Dunedin?
After years of stagnation, real estate analysts are finally reporting some good news on the home front.
According to Bloomberg, home prices rose more than analysts initially thought they would year-over-year in July.
“The S&P/Case-Shiller index of property values in 20 cities increased 1.2 percent from July 2011, the biggest 12-month advance since August 2010, a report from the group showed today in New York,” Bloomberg reported.
Analysts anticipated a 1.1 percent gain. While that .1 percent might not seem like a lot, it’s translating to seemingly good news in the Tampa Bay area.
The Tampa Bay Times reported that local home sales were up 12 percent in July over reports from July 2011. The median sales price also grew by 8 percent, bringing that number to $130,000.

As a Realtor who specializes in Dunedin, I can report that single family homes, in good locations, good condition and properly priced, are selling within days of being listed. Often for list price or more. The demand for homes in Dunedin exceeds the supply of homes for sale, which is helping to drive prices up little by little. At the same time, continued short sales and foreclosures are putting pressure in the opposite direction. The bottom line is, if you were thinking of selling your home, now is the time to talk to a real estate professional.

Let's see if the Republicans give Obama credit for gas prices dropping as they blame him 4 prices rising. And I say again, poor mitt, poor mitt. for his sake, perhaps they will find out he never outsourced any jobs to China, or that he accomplished anything as governor other than mandatory health care, and I'm sure he has nothing to hide in those tax returns he refuses to show us. He's probably just too busy to look for them...

NCI ESS not sure where you live but here the result of 40 years of Federal trickle down economics and cooking of the books finally came to a head in 2009. Nobody likes cleaning up after the party, it's a lonely job. After all this time housing is finally rebounding, the stock market is higher than ever and strong and jobs not only have been in a positive growth but now are really starting to ramp up. Are things perfect? NO! We are in a war that needed to end yesterday, public sector jobs need to increase by at least 25-30% and we are still using oil like it will last forever. We have a lot of problems, real problems. I am a Republican and I don't see my party even coming within the same galaxy close enough to address today's problems. Does the Democratic party have all the answers or the President? NO! They do seem to be a lot closer and a lot more open minded about coming up with answers. The childish bickering has to stop. We gotta drop this Red state, Blue state stuff and pull together! Together we are strong apart we just spin our wheels. That being said, things will get better slowly, it will just take longer if my party keeps dragging their feet and living/talking like we're in 1850!

NCI ESS The President is at best a moderate republican in a democrats body so not sure what philosophy your referring to unless it's something off a Tea Party website or Fox News lol The President is not our problem. The United States Congress is our problem or should I say The Corporate States Congress. This is exactly the thing I'm talking about, you think degrading the President of the United States is somehow a way to go. All parties are off base not just one or one person. The days of going with the lesser of the two evils needs to end. 100 years ago was William Howard Taft (Republican), Taft's domestic agenda emphasized trust-busting, civil service reform, strengthening the Interstate Commerce Commission, improving the performance of the postal service, and passage of the Sixteenth Amendment. Abroad, Taft sought to further the economic development of nations in Latin America and Asia through "Dollar Diplomacy", and showed masterful decisiveness and restraint in response to revolution in Mexico. So I guess your right Taft and Obama are a lot alike!
