Rent Now at Fairway Gardens and Pay Less!

It’s a new year, and the Dunedin Housing Authority (DHA) is working to make Fairway Gardens Apartments even more affordable for potential renters in our community. As of January 2012, the monthly rent for a two-bedroom apartment now starts as low as $600.00

Robin Adams, DHA’s Asset Management Officer, explains the reason for the rent reduction at Fairway Gardens.

“Even though these recently upgraded apartments were originally offered at rents substantially below-market rate, people were still having trouble finding the money to rent them," Adams said. " In this tough economy, many people in our community are unemployed or under-employed, making apartment rental without a monthly subsidy out of their reach. By lowering the rent at Fairway Gardens, we are making the apartments an even more affordable and sustainable housing option for families and individuals in need.”

Currently, one two-bedroom apartment still is available for immediate rent. (No wait list!) Featuring fresh paint, upgraded kitchens, new HVAC, and new flooring. Fairway Gardens Apartments are a great option for small working families, students, and Housing Choice Voucher holders. Rent also includes water, trash, lawn care, and pest control.

The feedback that DHA has received from applicants so far is that they are very impressed with the apartments’ features and appreciate how convenient the development is to downtown Dunedin, downtown Clearwater, schools, libraries, and transit. The apartments are located at 30 and 110 Lady Mary Drive in Clearwater.

While there is no application fee required, income restrictions do apply to potential renters. Also, it’s important to note that no federal subsidy or housing assistance is tied to the available apartments at Fairway Gardens.

To be eligible for occupancy at Fairway Gardens Apartments, applicants must meet the following minimum requirements:

  • Family income may not exceed 80 percent of the current Area Median Income (which is $31,600 for an individual, $36,100 for a two-person household, and $40,600 for a three-person household).
  • Documentation of Social Security numbers must be provided for all family members.
  • Any balances owed to any federally funded housing program must be paid.
  • No evictions or lease terminations from any federally funded program in the last 12 months.
  • A criminal background check is performed for all applicants. Applicants with a record of criminal activity that threatens the life, health, safety, possessions, or right to peaceful enjoyment of other residents, or drug-related criminal activity, are not eligible for occupancy.
  • Applicants must have satisfactory credit and a previous landlord reference.

I am looking for a low rent or income restricted apartment. I own a doublewide mobile home right now but have it up for sale. What is the credit score that I have to have to quilifiy to rent one of your apartments?
