Historic Dunedin Estate for Sale: $1.4 Million

A Victorian home that is more than a century old is on the market. Does anyone know its history?

A 1900 waterfront masnion – with rare hearts of pine floors and original handcarved features – is for sale in Dunedin. The asking price is $1.4 million. Does anyone know the back story of this historic home at 937 Victoria Dr.? (See the photos of the mansion, courtesy of AOL Real Estate.) Lovingly restored, the 10-bedroom Victorian home has retained its early Florida style and features, which would be hard to find among any of the grand old estates still standing in the Sunshine State. They include working transom windows, carved stair rails, detailed woodwork and cast-iron bath tubs. The property, like the house, reveals its history among the tall old oaks and pines. The house sits on 1.5 acres, with spectacular views of the Gulf of …

Theater and $5M Municipal Center to Replace City Hall?

City leaders wrestled with how to pay for a future, more spacious municipal center, estimated at $5.1 million, during a commission workshop Jan. 15. They discussed possibly selling city-owned land and using City Hall as performance art space.

The city's longtime dream of a municipal center is beginning to take shape.  And it could mean a creative new use for City Hall. "There's some exciting possibilities," City Manger Rob DiSpirito said during a Jan. 15 city commission workshop. With no other viable funding options available, the $5.1 million price tag to make it all reality left DiSpirito thinking "outside the box" on how to pay for it. Tentative plans are to combine City Hall and the municipal services building, which houses the city clerk's office, utility billing and the human resources and finance departments, in a yet-to-be designed, 19,000-square-foot, two-story annex at the former site of the First Baptist Church, which has been used as a city-owned parking lot off of …

That money could go to other things, like renewable energy resources for the city. Improvements to neighborhoods or organic garden patches, in-town hybrid transportation, ect. We need to start thinking long-term advancements to better the city, not a "pretty new building downtown". Dunedin could be a trendsetter to other cities to start cleaning up city pollution and start trying to reverse …   more ›

New Real Estate Agency Gives Downtown Building a New Look

Coastal Properties Group is moving into the former site of Lace Lingerie on Main Street, bringing a hometown feel with its boutique real estate agency.

The Main Street building that once housed Lace Lingerie has a new tenant and a new look. Coastal Properties Group, a boutique real estate agency, is opening offices at 437 Main St. in downtown Dunedin, following locations in Clearwater Beach and Palm Harbor. The building has gone from its purple paint job to a new, crushed shell exterior as owners Lauren and Alex Jansen are prepping for the opening. Laren Jansen says the agency, which is affiliated with the Christie's International Real Estate brand, will have a hometown feel. "The local offices that we are have opened are bridging the gap between the Internet and personal touch," Jansen said via email. "At this point, we have 30 experienced agents and growing rapidly." Jansen, whose …

Home Prices on the Rise: Has the Dunedin Market Stabilized?

There’s good news on the real estate front throughout America and right here in the Tampa Bay area. But, do you think the trend applies to Dunedin?

After years of stagnation, real estate analysts are finally reporting some good news on the home front. According to Bloomberg, home prices rose more than analysts initially thought they would year-over-year in July. “The S&P/Case-Shiller index of property values in 20 cities increased 1.2 percent from July 2011, the biggest 12-month advance since August 2010, a report from the group showed today in New York,” Bloomberg reported. Analysts anticipated a 1.1 percent gain. While that .1 percent might not seem like a lot, it’s translating to seemingly good news in the Tampa Bay area. The Tampa Bay Times reported that local home sales were up 12 percent in July over reports from July 2011. The median sales price also grew by 8 percent, bringing…

Evolving Dunedin

Merchants Hopeful for Stalled Causeway Apartment Plan

Business owners say the addition of the Arcadia Luxury Apartments, now back on the drawing board because of density restrictions, would provide a much-needed spark to the underdeveloped area.

Manny Kusturiss has owned the Inn Lounge for more than 30 years, and he has seen a lot of changes in the community over that time. But despite all the development that has taken place in the downtown district, he is surprised there haven’t been many attempts to revitalize the Dunedin Causeway area — at least none that have been successful.  That’s why the veteran businessman was excited about the prospect of Arcadia Luxury Apartments, a 26-unit luxury apartment complex at 265 Causeway Blvd., across the street from his business in Island Plaza. Gus Dames, the owner of the property at 265 Causeway Blvd., recently withdrew his project from city consideration because, under state law, it is too dense an area for 26 units. The density …

How Often Do You Check The Local Real Estate Market?

With home values a constant topic of conversation, how often do you investigate your property's value?

During the height of the real estate boom in the area, it seemed like homeowners were always talking about how high the value of their property had risen. Are you still frequently checking webistes like Realtor.com and Zillow.com to see the estimated value of your property or local recent sales? Or have you stopped looking?

Group Pushes to Preserve Scenic Edgewater Drive

A citizen group is crafting a longterm plan for improving and preserving Dunedin's most scenic roadway. They want to present their preliminary draft to commissioners at an upcoming meeting.

A citizen committee is expected to take a preliminary draft of its longterm plan for preserving Edgewater Drive to city leaders at an upcoming commission meeting. Pending feedback, the group would then present its plan in a neighborhood meeting, and continue fleshing it out as it awaits funding over a six-year period. The committee is also pushing leaders to preserve a waterside, bank-owned property at 570 Edgewater Drive as a public park. The property features a partially-constructed nine-bedroom home that neighbors feel diminishes the character of the scenic road, but the city has no plans to purchase it. Edgewater Drive, at approximately eight-tenths of a mile from Union Street to President Street, is Dunedin's longest stretch of …

I would love if Edgewater drive was made into a Scenic Route, not a thoroughfare. Cars rush along that road like it's a highway. They don't abide the speed limits and often honk due to impatience for people who actual do drive the speed limit. In the past year, visitors of mine and my neighbors have both had their dogs hit by cars there. I refuse to let my son bike on the sidewalk due to the …   more ›

House Hunt

Know Your Neighborhood Before You Buy

Five things to consider when choosing your neighborhood.

Buying a home is a big decision. Choosing the right neighborhood for your family is just as important as the style and size of the home. Here are a few things to consider when house hunting: 1) Lifestyle. What does the neighborhood offer in terms of amenities? Is there a clubhouse for the kids birthday parties? How about a pool or playground for weekend recreation? Fitness center? Golf course? Consider how your family enjoys spending time to make sure the neighborhood you select meets your needs. 2) Future Value. You may not be a golfer, but golf course communities tend to have higher resale values than non-golf course communities. Have your agent research sales trends to evaluate the price stability of your neighborhood. 3) Safety.Make …
